Phases of Development

Listed below are the usual phases for the development of a community-centered neighbourhood.  The items may not be inclusive and may occur in a slightly different order.  This will provide insight into the process, activities and commitment that will occur over the two-year time frame for building.

A - - DEVELOP A CORE GROUP (we are here)
  1. Read materials on community-based neighbourhoods and cohousing, visit an existing neighbourhood, talk with friends about the concept.
  2. Attend a program about community-based neighbourhoods or the program:  “Is Cohousing for You?” (virtual edition)
  3. Core group identifies shared values, goals and related policies.
  4. Attend meetings of existing community-centered and cohousing neighbourhoods.
  5. Set up group working structure; develop group process/Sociocracy skills.
  6. Examine commitment to this community.
  7. Explore financial capability and intention. What can you afford? Are you prequalified for a mortgage?  Would you prefer to be a saver-then-homeowner?
  8. Consult with project management team & development group.
  9. Hire Sociocracy consultant.
B - - SITE & FEASIBILITY (in process)
  1. Site was selected years ago and we were invited to be part of this residential development in downtown Sechelt, because of our community-centered mandate.
  2. Current TCV Members have an opportunity to articipate in the project development plan.
  3. TCV has an opportunity to be in the first phase of construction, that could start in early 2024.
C - - NEIGHBOURHOOD AND HOME DESIGN (this phase is underway)
  1. Work with architect & project manager on schematic design for shared Community House Amenities – interior and exterior.
  2. Work with designer & project manager to finalize details regarding our private apartments.
  3. Cultivate support of neighbouring community by keeping them informed of confirmed decisions.
D - - LAND DEVELOPMENT & MEMBER EQUITY
  1. Review design development with architect and select finishes.
  2. Project Manager submits designs for building permits (DPA) and receives approvals.
  3. Core TCV group coalesces.
  4. Associate Members move to Equity Membership level as they pre-qualify for mortgage eligibility.
  5. Some members do not continue, but remain our friends.
  6. Project Manager works out construction management policies and procedures and finalizes construction contract details.
  7. Construction Management team creates construction documents.
  8.  Development Group finalizes construction loan.
E - - CONSTRUCTION
  1. Organize ground breaking celebratory event.
  2. Start construction.
  3. If Members plan to sell the home in which they currently live, they will likely need to sell in 12-18 months.
  4. Finalize personal home financing requirements, if any.
  5. Select and order furnishings and equipment for Community House shared amenities.
  6. Develop procedures for managing our community-centered neighbourhood.
F - - MOVE IN
  1. Expand community governance with Circles.
  2. Organize celebratory event.
  3. Finish landscaping and create our community gardens, etc., etc.
  4. Thrive in TCV community!
