Our Community’s Culture

We consider, up-front, the time, context and participation required to build a connected neighbourhood community.  We seek solutions for new ways of living through innovative development and clever planning and design.

Our goal is to strengthen our wider local community by delivering financially achievable housing choices and livability.  More than ever, we need to build robust, affordable, livable homes for the long term.

The Coastal Village intends to design a socially sustainable and environmentally sensitive  community – one that fosters supportive authentic relationships, cooperation, inclusiveness and fun!

Strong Community
  •  Our Goal is Inclusiveness:   Multigenerational.  Diverse family composition:  families with children, couples, singles, single parents, Indigenous persons, LGBTQ2S persons, empty nesters, persons with disabilities.  Socioeconomic diversity:  homeownership and save-then-homeownership.
  • Neighbourhood with Common Purpose:  Shared vision and decision-making using Sociocracy collaborative, consent-based decision-making governance model (see FAQ).  Enjoy community spaces where our treasured social and collective culture thrives through regular formal and informal interaction.
  • Generous Community House Facilities:  2-3000+ sq.ft. of interior and exterior community space that we all can use as our “own TCV community centre” – gathering places for residents and visitors – with lounge(s), in-house mail slots, community kitchen, entertainment/dining/meeting room, open area workshop/maker-space, shared laundry, kids’ and teens rooms and guest bedroom.   Members to decide on flex spaces that could include activities such as yoga/music/t’ai chi, quiet office, meetings, etc. – all designed to feel like an extension of our own home.

  • Clustered Design:  Reduces sprawl and uses land resources more efficiently.  25-30 apartments from studio to 3 bedrooms, from 500 to 1500+ sq.ft.
  • Generous Open Outdoor Space & More:  Drought-tolerant landscaping.  Organic community gardens with compost areas.  Small greenhouse?
  • Safe and Nurturing Environment:  Ungated with “eyes on the street”.  Children have playmates and mentors at hand; if your child falls off a swing when out of your sight line, another adult will surely pick him/her up.   Elders are valued and stay active, involved and independent.

  • Walkable Neighbourhood:  Walkways with cars underneath the building.  Minutes walk to natural settings (parks, ocean, etc.), Community recreational and library facilities, shopping and public transportation.
Environmentally Sensitive Design & Construction Reduces Short & Long Term Environmental Impact
  • Energy Retention and Management.  Passive-house inspired.  Reduction of GHG.  Only electrical energy sources.  Use of solar gain and natural light; high-efficiency centralized heating system; low-water-use plumbing fixtures; lots of parking for electric vehicles, bikes, etc.; induction cooking.
  • Healthy and Ethically-Sourced Building Materials.  Low-toxicity paint, flooring and finishing materials.
  • Environmentally Friendly Design, Engineering and Specification.  Renewable and sustainable materials; sustainably-harvested lumber; construction waste management; water management through use bioswales (instead of gutters) and rainwater collection and use.  Concentration on permanence – many generations of capital appreciation and contribution to the character of Sechelt.
  • Less Driving and Car Ownership:  High walkability score with beach, shopping and Community services nearby; great area to walk around.  Shared E-cargo bike/scooter ownership. Two car-share coops nearby.
